Exterior building cleaning across Sussex and the South of England

Exterior building cleaning in the South of England is a well-established specialist sector, covering everything from routine facade maintenance to high-level work on commercial, heritage and residential properties. Across Sussex, Surrey, Kent, Hampshire and beyond, contractors use pressure washing, steam cleaning, soft washing and reach-and-wash systems to remove dirt, algae, moss, graffiti and traffic pollution build-up without damaging the substrate underneath.

Sam & Son Jet A Drive works to the same standard on every building we clean. The method is chosen to suit the material and the level of soiling rather than the other way round, access is planned properly before anybody leaves the ground, and the finish is judged from street level — where your tenants, customers and visitors actually see it. Whether it is a single rendered house frontage in Burgess Hill or a block of apartments needing scissor-lift access, the survey, the risk assessment and the price are all agreed before work starts.

How we approach an exterior building clean

  1. 1. Site survey

We attend the building, identify substrates, test a small area where needed, check access routes, water and power, and note anything fragile — signage, seals, planting, roof lights and solar arrays.

  2. 2. Method and access plan

We confirm whether the job needs soft washing, hot-water pressure cleaning, steam or reach-and-wash, and whether it is worked from a MEWP, tower or ground level. RAMS are issued before the visit.

  3. 3. Cleaning

Surfaces are pre-treated with a biodegradable detergent, cleaned at a pressure and temperature the material can take, then rinsed down evenly so there are no tide marks or banding left behind.

  4. 4. Protection and sign-off

Where appropriate a residual biocide slows algae regrowth. Hard standings and glass are rinsed, the site is left clean, and we walk the finished elevation with you.

Service scope and cleaning techniques

Most exterior cleaning work is tailored to the building type and surface material, and we do the same. Methods range from low-pressure soft washing, which suits delicate stonework and historic facades, through to high-pressure jetting and hot-water steam cleaning for heavily soiled industrial and commercial sites. Eco-friendly, biodegradable detergents are used throughout so run-off does not damage surrounding landscaping or fall foul of environmental regulations.

Alongside the facade itself, we take on the ancillary work that usually needs doing at the same time, so a facility manager or landlord has a single point of contact rather than three separate contractors turning up in three separate weeks.

  • Brick and masonry cleaning, including soiled and pollution-stained elevations
  • Render, K-Rend and painted wall cleaning by soft wash
  • Composite and metal cladding cleaning, including panel joints and trims
  • Roof cleaning, moss removal and full gutter clearance
  • Graffiti removal and anti-graffiti coatings
  • Solar panel cleaning with pure water, restoring lost output
  • Car park, service yard and loading bay degreasing
  • Weed treatment and drainage jetting as part of a maintenance visit

Working at height and safety credentials

A significant proportion of exterior cleaning takes place above ground level, so the access plan matters as much as the cleaning itself. Depending on the elevation we work from mobile elevated work platforms, tower scaffolds or extended reach-and-wash poles, and we comply with the HSE Working at Height Regulations on every job.

Recognised working-at-height competence in this sector includes IPAF for MEWPs, PASMA for tower scaffolds and IRATA for rope-access teams. Site-specific risk assessments and method statements are produced before the visit, along with any permits the building requires, so occupied offices and residential blocks carry on functioning while we work around them.

Practically, that means cordoned working areas, hoses routed away from pedestrian routes, cones and signage where vehicles move, and cleaning sequenced so entrances, balconies and parking bays are only affected for as short a time as possible.

  • MEWP and scissor-lift access for multi-storey elevations
  • Tower scaffold for repeated work at consistent heights
  • Reach-and-wash poles for glass, frames and cladding to around four storeys
  • Site-specific RAMS, permits and daily equipment checks

Insurance, compliance and professional guarantees

Clients across the South East expect exterior cleaning contractors to carry substantial public liability cover, commonly £10 million or more, to protect against damage or third-party injury. That expectation is entirely reasonable: on a heritage property, a listed building or a busy commercial site, the cost of putting something right far exceeds the cost of the clean.

We work to the same compliance standards you would expect from any established operator in the region: proper insurance, trained operatives, correct waste handling and responsible disposal of run-off and cleared debris. Documentation is available before we start rather than promised afterwards, which is usually what a managing agent or facilities team needs for their own records.

Regional coverage and how we compare

The exterior cleaning market in the South of England is a dense one, with established specialists covering Kent, South East London, Hampshire, Wiltshire, Dorset, Surrey, Berkshire and Sussex. Some concentrate on historic stonework, others on nationwide cladding contracts or car park degreasing, and most offer free no-obligation quotes with an on-site survey.

We are based in Burgess Hill and work across Haywards Heath, Hassocks, Cuckfield, Lindfield, Brighton, Crawley and the wider Sussex and South East area. Being local means the survey happens quickly, the same team returns for maintenance visits, and there is one number to call if something needs looking at again. Work is available as a one-off deep clean or as a scheduled maintenance contract, which for most commercial buildings is the cheaper route over a few years.

  • Commercial offices, apartment blocks and managed estates
  • Retail units, industrial buildings and warehouses
  • Schools, care homes and community buildings
  • Large residential properties and heritage frontages
